About this property

A beautiful approx. 2.3-acre rural building lot on Sherwood Springs Road offering privacy, natural character, and a remarkable mature forest setting. An old-growth sugar maple and white pine forest, featuring some white pines believed to be over 150 years old, graces the property in an area where no one has ever harvested trees. A cleared potential building site of approximately 1/2 acre is already in place, along with an established entrance from Sherwood Springs Road. Behind the building area, towering white pines create an impressive natural backdrop, while a granite knoll offers a peaceful elevated spot overlooking a picturesque natural pond beyond the lot. Selective harvesting of some mature pines may provide usable timber while preserving the forest's character. This is an appealing opportunity for a rural homestead in a quiet, desirable setting, just minutes from the 1000 Islands Parkway, Highway 2, and Highway 401, and about 15 minutes from Brockville. The adjoining lot is also available separately, offering the opportunity to increase the overall acreage and enjoy even greater privacy. The seller has completed the severance process and satisfied the required development conditions; you can review the survey and supporting documentation.
